More than 100 homes, part of a 3,000-home Rushcliffe development can now be built following approval from the council.
Private developer, Clowes Developments, is behind the redevelopment of the Fairham site, located between Gotham and Clifton, which will contain thousands of new-build homes in future, along with one million square feet of employment space at its business park, a primary school, Traveller pitches, community and sports facilities and a neighbourhood centre when completed.
Various housing developers are in the process of transforming the 606-acre farmland site into a brand new neighbourhood, split into five distinct smaller neighbourhoods, with the first residents moving into new homes over the last year.
Now, 112 homes to be built by Lagan Homes England can now get underway after details over the homes’ design and layout were approved by Rushcliffe Borough Council on Friday (November 14).
The most up-to-date plans on the council’s planning portal show the housing mix has changed since design proposals were first submitted in February 2025.
The development will be a mix of two, three and four-bed properties, with 10 two-beds, 70 three-beds and 21 four beds and 11 affordable homes.
Of the affordable properties, nine will be two-beds and two will be three-beds. Five of these affordable homes will come under shared ownership properties, with six coming under affordable rent.
Other applications for homes on the large site are currently being considered, including 271 homes by Strata, or have been approved, including 210 properties by Bellway Homes.
As part of the wider Fairham project, there is a safeguarded route to allow for the possible future extension of the tram through the site.
