£3million East West office development in Nottingham completed

The £3million redevelopment of East West on Maid Marian Way in Nottingham completed this week delivering 175,000 sq ft of the highest quality office space in the city.

Formerly known as City Gate, East West was brought into the CEG portfolio in 2018.

CEG then secured the adjacent Toll House Public House in order to transform the entrance experience into the offices. This has now been integrated within the development and provides a café offering a variety of spaces to eat, meet, drink and work with access to WiFi and plug in points

Two office suites have been fully refurbished and launched to market, offering 6,500 sq ft and 5,300 sq ft of the highest quality city centre workspace.

This first phase of redevelopment has also seen a striking new reception area to the east building, with a café and space to work, east, drink, meet and collaborate.

Improvements to the glazing, lighting, heating and ventilation have significantly boosted the energy rating. A cycle spa, fitness space, showers, drying room and lockers are being delivered, benefitting the 1,300 people who work in East West.

Olivia Hughes, investment manager at CEG, said: “We have given East West a fabulous new look, delivering a flexible and contemporary working environment with a wide variety of new on-site amenities. The building has been revitalised, responding to businesses wanting healthy, sustainable and productive space that will help to attract and retain the best talent.

“Although the buildings are almost fully let, we do have two refurbished office suites available ready for a client’s bespoke fit out to ensure that the space fully meets their aspirations.”

As a long term investment and management company, CEG also offers an innovative approach to leasing, delivering more flexibility and even providing tenant fit outs which reduces an occupier’s capital spend.

The company’s Core and Flex model allows a business to expand and contract within the space.

This helps to manage uncertainty, as well as company growth, seasonal demand and the effects that social distancing will have on office requirements.

CEG is also appointing an on-site Life team, dedicated to making occupier’s lives easier and healthier. They, along with the dedicated app, will help to create a more collaborative and productive community, be it booking meeting rooms, arranging dry cleaning, organising events, bike maintenance or fitness classes, to local shopping and activity discounts.

Centrally located on Maid Marian Way, East West is home to Nottingham Trent University, Arup, JLL, Experian, Domestic & General, Scape Group and RSM.
