New 550-home scheme proposed as part of wider east of Gamston allocation

Nottinghamshire County Council has taken a further step towards building up to 550 homes on land east of Gamston.

The authority has submitted screening request documents to Rushcliffe Borough Council to determine whether an environmental impact assessment will be needed before a full planning application is lodged for land east of Gamston and north of Tollerton.

An environmental impact assessment is used to identify the likely effects a development could have on the surrounding area, and the measures that may be needed to reduce them.

According to the submitted documents, the proposed scheme would include up to 550 homes along with land for retail and employment use, a secondary school and a site for travellers.

The council’s report says that, should planning permission eventually be granted, work could begin towards the end of 2028. Construction is expected to take around five years, with the development potentially completed by 2033.

The non-residential parts of the scheme, including the school and employment land, would be delivered alongside the housing, the documents add.

The site covers 49.51 hectares, or 122.32 acres, and is made up mainly of agricultural land. Access is proposed from the A52 and Tollerton Lane.

The land forms part of the wider East of Gamston/North of Tollerton Strategic Allocation, which has already been earmarked for major development.

Planning documents say the wider allocation is intended to provide around 2,500 homes up to 2028, with capacity for a further 1,500 homes beyond that period.
