Updated plans for a major housing development between Gamston and Tollerton include a new pedestrian and cycle bridge over the A52, providing a route towards Gamston district centre and West Bridgford.
The revised proposals form part of an outline planning application submitted to Rushcliffe Borough Council by Taylor Wimpey UK and Rockspring Barwood Gamston Limited for land east of Gamston and north of Tollerton.
The application, which includes up to 2,250 homes, a primary school, local centre and associated infrastructure, has been under consideration since December 2020.
The latest proposals include an expansion of the application’s red-line boundary to accommodate a new active travel bridge in the western part of the development area.
According to the updated proposals, the bridge would cross the A52 and provide a walking and cycling connection between the new development and Gamston district centre, with onward connections towards West Bridgford via Beckside.
The proposed crossing would provide an alternative to travelling across the busy A52 at road level, potentially improving access between existing communities in Gamston and the planned residential development.
The bridge is one of several transport measures considered as part of the wider East of Gamston and North of Tollerton strategic development, which has been allocated for approximately 4,000 homes alongside employment land, schools, community facilities and open space.
The wider development is the subject of two separate planning applications, with developers working towards a coordinated approach to road access and transport infrastructure.
Earlier this year, documents presented to Rushcliffe Borough Council confirmed that the developers were examining the need for a bridge over the A52 following discussions with highway authorities and Active Travel England.
The council’s development framework also identified the need to improve walking and cycling links between the new neighbourhoods and existing communities, including routes towards West Bridgford and Nottingham.
Cycling campaign group Pedals has previously supported a bridge over the A52 rather than a series of road-level crossings, arguing that it would provide a more direct and attractive connection for pedestrians and cyclists.
Rushcliffe Borough Council confirmed in March that the development framework would guide future decisions on the strategic site but would not itself grant planning permission.
A statutory notice published in September confirms that additional information has now been submitted for planning application 20/03244/OUT under Regulation 25 of the Environmental Impact Assessment Regulations.
The new material includes updates to the original Environmental Statement and associated planning documents.
Members of the public have until 22 October 2026 to make representations on the additional information.
The planning application has not yet been determined, and the proposed bridge remains subject to the planning process.
