Plans for a major business park near Nottingham remain undecided while highways issues are assessed, with Broxtowe’s council leader describing the delay as “incredibly frustrating”.
Peveril Securities and Omnivale Pension Scheme, as part of Strawson Group, submitted plans for Nuthall Park 26 to Broxtowe Borough Council in February 2026.
The development would include seven warehouses and office space on green belt land near Low Wood Road and Junction 26 of the M1.
Council leader Milan Radulovic (Brox Alliance) said potential impacts on Junction 26, Nuthall Island and Low Wood Road needed to be resolved before the application could go before the planning committee.
He criticised the wait for highways comments, saying: “Information takes far too long to get to people, it leaves everything hanging in the air.”
However, National Highways said it responded within the required 21 days after receiving the outline application in February, requesting further geotechnical and traffic modelling details.
A spokesperson said: “Our priority is ensuring our roads are safe and any new proposals do not negatively impact road users or communities.
“We are therefore still in discussions with the applicant and local authority, which will continue until all parties agree on an appropriate outcome.”
Broxtowe councillor Philip Owen (Con) told residents on October 21 that the application would not be considered at the October 28 planning committee meeting, attributing the delay to outstanding highways observations.
The borough council said discussions were continuing with both Nottinghamshire County Council and National Highways.
A spokesperson said: “The application is a large and complex proposal and discussions are continuing with Nottinghamshire County Council and National Highways on highways matters.
“The application is being actively progressed, but there is not a specific committee date at this stage. It will be brought forward to committee once the necessary technical work has been completed.”
The developers estimate the scheme could create more than 1,525 jobs, including 305 off-site full-time equivalent roles and 320 construction jobs, and generate £70 million a year for the local economy once operational.
Planning documents also identify a potential route for a NET tram extension from Phoenix Park towards Kimberley and Giltbrook Retail Park.
The proposals have drawn objections over the loss of green belt land and the potential impact of additional traffic.
Nottingham North and Kimberley MP Alex Norris previously said the development was not “the right thing for Nuthall”.
He said: “The proposed site is high-quality green belt land, which isn’t in the local plan, and the developer’s proposed support for biodiversity is below the requirement set by the local council.
“The negative impact on local roads and residents from the traffic that a major logistics hub would generate cannot be overstated either.”
Cllr Radulovic acknowledged objections to the development’s size, scale and impact on residents, but stressed the need for investment.
“Broxtowe needs jobs. Every application is considered on its merit,” he said.
