Plans for a new office building, family housing, parkland and the upgrade and extension of the existing road network have been submitted to Rushcliffe Borough Council.
The land is between Wheatcroft Business Park and Sharphill Wood off Melton Road in Edwalton.
The 3.76-hectare site, consists of part of the land at the existing Wheatcroft Business Park on Landmere Lane (external areas and one existing building) and part of the adjacent land to the west of the Business Park up to the boundary with Sharp Hill Wood, which presently consists of vacant land.
Plans submitted to Rushcliffe Borough Council explain the proposal:
23 housing plots comprising 16 market housing units and seven affordable housing units, split as follows:
Market housing:
16 x 4-bed market houses
Affordable housing:
2 x 3-bed affordable houses; 2 x 2-bed affordable houses; 1 x 2-bed affordable flat; and 2 x1-bed affordable flat together with a provision of a total of 58 residential parking spaces and 77 cycle spaces being provided on the site.
Office space: a total of 5,234m2 of total office space is proposed at the site, comprising a new office building of 1,850m2 and existing office buildings of 3,384m2 shall be retained.
The existing office floor area at the site comprises 6,224m2 which results in a net loss of office space of 990m2. A total of 265 office parking spaces and 15 cycle spaces shall be provided on the site.
Community park extension and green infrastructure: extension of the community park area is proposed into the land to the south of Zone 7, to the west of the Site, together with various landscaping bunds, green infrastructure, open green space and the planting of various trees scattered carefully throughout the Site to offer a ‘green’ and softening feel to the Proposed Development on the Site.
Landmere Lane Access
The existing access road; Landmere Lane will provide the access for the site. This will require diverting, extending and upgrading to provide an appropriate vehicle and pedestrian route.
The A52
The A52 dual carriageway runs adjacent to the southern edge of the site. The noise pollution generated by the road’s traffic is considerable. The design should consider how the layout and form of buildings & landscaping could acoustically shield most of the site from the noise generated by the A52 traffic.
Sharp Hill Woods
The ecological sensitivity of Sharp Hill Wood is outlined in the SPD. and the design proposal will need to provide the green buffer space in this area of the site as indicated in the Development Framework. This will also form an extension of the proposed community park as planned for the adjacent ‘Bloor Homes’ development.
