The site is the former Chronos Richardson Ltd site in Bestwood.
The application site is located in Bestwood, a residential area situated to the north of the centre of the Nottingham city centre.
The site itself is located to the north of the City Hospital, and bounded by existing highway and residential development to the remaining sides.

The overall site is a brownfield site, with a former industrial use.
Three site access points are proposed to serve the residential properties. The primary access, serving the majority of the proposed dwellings (50) is from Wyton Close, repurposing an existing site access point, upgraded to suit highway requirements suitable to serve the proposed number of dwellings.

The remaining 12 dwellings are one-bedroom flats located to the western side of the site and their proposed access is from two points on Belconnen Road, proposed to be dropped kerb private drive accesses to serve associated parking courts.
