Plans go ahead for £12m new homes development in Cotgrave

Allison Homes East Midlands has been given the go-ahead to build 41 new homes in Cotgrave, following planning approval of its latest £12 million development.

Located off Hollygate Lane, the new scheme will be called Hayes View, energy efficient homes that ‘blend modern living with the charm of a historic Nottinghamshire town.’

The 3.8-acre site will feature a mix of two, three and four-bedroom properties, each home will include air source heat pumps and high levels of thermal efficiency.

As part of the planning agreement, Allison Homes will contribute more than £550,000 towards local infrastructure and community improvements – ensuring benefits not just for new buyers, but for all local people to enjoy.

Karl Edwards, Managing Director at Allison Homes East Midlands, said: “Cotgrave is such a special place, with a real sense of history, community and pride. Through Hayes View, we’re creating homes that complement that character while offering the space, efficiency and design people expect from a modern new build.

“We’re also investing heavily in the town’s infrastructure, from schools and public transport to play areas and local facilities, ensuring that the development benefits Cotgrave as a whole for years to come.”

In total, the Section 106 agreement includes a series of investments designed to enhance local infrastructure and community facilities.

These include over £147,000 towards primary education, helping to increase school capacity for local families, and more than £43,000 for improvements to the A52, ensuring better connectivity for residents and commuters. A further £33,000 will support local bus services, with additional funding allocated to new bus stop infrastructure and pedestrian crossings to improve safety and accessibility. Contributions will also go towards local play areas, waste management, and highways improvements.
