PlacePoint, the £150 million joint venture between the Government’s National Housing Bank and Vistry, has announced the acquisition of part of the Gamston Sustainable Urban Extension in Rushcliffe.
The National Housing Bank is a Homes England company, and delivers purpose-led finance for housing delivery. It marks the first site to be brought forward under the partnership.
The Gamston acquisition is a major milestone for PlacePoint, which aims to deliver around 4,000 homes across multiple locations nationwide.
The joint venture is focused on delivering mixed-tenure communities at pace and supporting SME housebuilders, contributing to the Government’s ambition to deliver 1.5 million new homes.
At Gamston, PlacePoint says it will lead delivery of the first phase of a new neighbourhood, including up to 1,600 homes and the infrastructure needed to support a long-term community.
Plans for the wider Sustainable Urban Extension include safe, walkable streets, improved cycling connections, access to green space and essential local services.
The new community is also expected to provide schools, healthcare, local centres and public transport links, creating a sustainable and connected neighbourhood for future generations.
While the development is already progressing, with the first phase submitted for planning, the partners say they are committed to continuing to shape Gamston with the local community.
A programme of PlacePoint-led local engagement will form part of the next phase, with the aim of ensuring a wide range of voices help shape the detail of the proposals, including those not always heard.
There will also be an emphasis on long-term stewardship to ensure the neighbourhood is managed and maintained for generations to come.
Social impact will be measured to help communicate the benefits of the development to both new and existing communities.
Gamston SUE was adopted through Rushcliffe’s Local Plan in 2014 as a key location for housing and economic growth.
The wider SUE is larger than the PlacePoint phase and totals around 4,000 new homes, local centres and employment space.
It is being brought forward collaboratively alongside Taylor Wimpey, Barwood Land and Arc Partnership on behalf of Nottinghamshire County Council, with partners working together to deliver a comprehensive scheme.
The aim is for infrastructure and facilities to come forward alongside development to benefit both existing communities and future residents.
Jennifer Murray, Director for Products, Equity and Partnerships at the National Housing Bank, said: “This joint venture brings together the expertise and long-term vision required to unlock complex sites such as Gamston. By working collaboratively with partners, we can accelerate the delivery of high-quality homes, alongside the infrastructure and services that underpin thriving places, while ensuring development responds to local priorities and ambitions.”
Stephen Teagle, CEO Partnership and Regeneration at Vistry and PlacePoint joint venture representative, said: “The acquisition of Gamston marks a significant step for PlacePoint. Our ambition is not just to deliver homes, but to create a sustainable, well-connected neighbourhood shaped by and for the community. We want Gamston to be a new place that PlacePoint and the residents can be proud of.”
Further updates on the plans for Gamston will be shared as engagement progresses and proposals evolve.
