Former Nottingham city McDonald’s to become student apartments

A former Mcdonald’s in Nottingham city centre will be transformed into student accommodation after the council approved plans.

Applicant Albere Rouach submitted a planning application to transform the upper floors of the building, on the corner of St Peters Gate and Exchange Walk, in December last year.

Nottingham City Council gave the green-light to the plans on Friday, June 27.

The 1960s building was a McDonald’s restaurant which closed in July 2023.

The first and second floors of the building will now be transformed into student flats with a third floor rooftop extension set to be built.

There will be 16 student bedspaces arranged across five cluster flats, consisting of three three-bedrooom, one two-bed and one five-bedroom apartment.

The ground floor of the bulding will remain for retail use with a new shopfront.

Building works will also include a designated entrance to the student accommodation, external extraction ducting, new windows and repairs to the building’s facade.

There will also be a cycle storage to cater for 16 bicycles.

Bat boxes will also be installed on the roof as part of ecological efforts.

As part of Section 106 agreement, the developer will make a contribution of £26,010 with £21,029 towards public space improvements and £4,981 to support local employment and training during construction.

Documents read: “Following on from detailed pre application discussions, planning permission is sought for the conversion of the first and second floors to student accommodation, including an upward extension to create a third floor, along with the reconfiguration of the ground floor to facilitate access to the upper floors.

“External alterations comprise a new shopfront with designated entrance to the upper floors, new windows, new external extract duct and repairs to building façade.

“The retail unit would be retained at ground floor level and the existing staircases to the upper floors removed with the basement staircase retained.

“The designated entrance to the student accommodation would be situated on the western side of the south facing elevation.

“Part of the ground floor area would be taken up by the residential access, bin storage and cycle storage (for 16 cycles).

“The upper floors would comprise 5 clusters of student accommodation providing 16 bedspaces (3 x three beds, 1 x two bed and 1 x five bed units).”
