Edwinstowe could expand by dozens of homes after plans were submitted to the council.
The site of the former Thoresby Colliery in Edwinstowe has been undergoing a major transformation after it closed in 2015.
It was the last deep mine to be closed in the Nottinghamshire coalfield and developer Harworth has been redeveloping the historic site since 2019, with nearly 1,000 houses, a new country park, employment site and a primary school – with homes currently still being built.
The Thoresby Vale development could end up growing, with Harworth submitting plans to Newark and Sherwood District Council to use a bit of space previously earmarked for employment land for up to 75 new homes.
The development is being built in phases, where the employment land was to be delivered in phases 8A to 8C, mainly to the east of Old Thoresby Lane.
Harworth’s updated plans now involve using the land at phase 8B and 8C for the dozens of proposed homes, where the rest of the space will continue to be used for commercial purposes.
According to documents, marketing for the new neighbourhood’s wider commercial space began in April 2023, continuing into 2026 and showed “no reasonable prospect” of employment spaces being needed or delivered in phases 8B and 8C.
A report into the employment zone’s viability said: “Even if the land remained allocated for employment use, the realistic prospect of delivering an economically viable industrial scheme is extremely limited.
“The lack of market response, combined with structural viability issues, confirms that the site is not deliverable for employment purposes within any
reasonable timeframe.”
If plans are approved, the homes would join on to the back of the properties already built along Longwall Lane and Jenkin Close and and partly along the eastern spine road that follows the curve of Rotary Wood.
Supermarket giant Aldi has recently submitted its reserved matter application to the council for a new store off Ollerton Road, as part of the Thoresby Vale development, which could create 40 jobs. This is currently waiting for permission off the authority.
Documents say around 340 homes in the neighbourhood have been completed and are now occupied. Thoresby Vale Primary Academy opened in September 2025.
The council will decide on this application at a later date, with consultation on the plans said to open on August 26.
