New affordable homes to be built on former care home site

An affordable housing development is set to take over the site of a former care home in a bid to move more people off the housing register.

Ashfield District Council submitted its own plans back in September 2025 for 20 new homes to be built on the land of the former Kirklands Residential Care Home and Day Care Centre.

The care facility, off Fairhaven in Kirkby-in-Ashfield, closed in 2016 and the buildings “fell into a state of disrepair” where they were eventually demolished in 2020 and the site has remained clear.

After formal approval of the development in April, the authority is progressing with its plans on building the homes, where the scheme will be known as Kirkland Gardens.

Four three-bed homes will be built, along with six two-beds and two, two-bed bungalows. The council-own project also includes eight flats, with four being one bedroom and four being two bedrooms.

All of the homes will be added to the District Council’s housing stock and will be available to those who are on the housing register.

In 2023, the authority pledged to build more than 200 new homes within four years, where the 20 new properties will add on to the 16 homes in nearby Adrian Sheldon View and the nearly-complete 40 properties in Hardwick Lane in Sutton.

The council’s Housing Annual Report for 2024 to 2025 said it had 6,593 council-run properties and 4,438 people on its waiting list, up from 4,395 the year before.

Planning papers said: “The proposed development will make a noteworthy contribution to affordable housing provision in Kirkby-in-Ashfield and the wider Ashfield district.

“By developing this site, the affordable provision will assist with the shortfall of affordable housing within the Ashfield district.”

Access to the homes will come from Fairhaven and Central Avenue, where new road access off Fairhaven will be made for access to five of the homes and the eight flats.
