Homes England, the government’s housing and regeneration agency, has officially launched its hunt for a development partner for the Broad Marsh project in Nottingham.
The city centre site will undergo a complete transformation, with about 1,000 high-quality homes, 20,000 sq metres of retail, office and community space, and the creation of up to 2,000 jobs.
The Broad Marsh project is being delivered through a partnership between the East Midlands Combined County Authority (EMCCA), Homes England and Nottingham City Council.

Homes England acquired the site in March 2025, following significant investment by Nottingham City Council, which saw the construction of the new Central Library, the Broad Marsh car park and bus station, the Nottingham College city hub and the Green Heart.
The development of the site will reconnect key city centre destinations and improve routes for pedestrians, cyclists and public transport users. New green spaces and public areas will support outdoor activity, views across the city and a more welcoming arrival into Nottingham.

The search for a development partner comes as a key milestone was reached earlier this month. Final preparatory work for the demolition of the former shopping centre has started on site, focusing on asbestos removal.
Demolition work will progress in phases across the site. Subject to final approvals, redevelopment is anticipated to start in 2028.
