Plans have been submitted for a new care home in Gedling with views directly over Colliery Way.
Charterpoint wants to build the 80-bed care facility off Lambley Lane, at the junction with Colliery Way, on vacant land that was previously used as a builder’s compound.
The building would be three storeys in height, and would feature its own hairdresser for residents to use.
Planning documents say residents and visitors would be greeted by a “warm and welcoming entrance foyer”, leading to a reception, café, activity room, multi-purpose room and hairdresser.
All bedrooms on the first and second floors would feature views over one of the communal gardens so residents can watch movements around the home.
The 3.8km Colliery Way, formerly known as the Gedling Access Road, opened in March 2022 to better connect the A612 with Mapperley Plains.
All residents and visitors would be able to access private landscaped gardens from the front of house area, lounge and dining areas.
“Communal gardens could include sensory gardens and water features,” planning documents say.
“Combined with high quality planting, details of wildlife habitat enhancements and hard landscaping, this may be incorporated to create and enhance the current setting whilst providing high-quality spaces and varied seating areas.
“It is proposed that the end user will employ gardeners who will maintain and manage all landscaping. Residents will also take part in gardening activities where appropriate.”
“The proposed development will provide much needed specialist accommodation designed to meet the needs of older people in Gedling.
“It has been established that there is a continued demand to accommodate vulnerable older people requiring nursing and residential care in the local area, as well as an emerging demand to provide a supportive care environment.”
Nearby residents have been consulted, with some concerns raised over increased traffic from visitors and the loss of views of Gedling Country Park.
However the developer says no care home residents would own cars, and said the scheme will deliver 40 car parking spaces and an ambulance bay.
In relation to the loss of views, plans say: “The majority of the country park sits much higher than the proposal and the road.
“Whilst some lower-level views will be affected, the care home is framed in a backcloth dominated by the wooded country park.”
Plans will now be considered by Gedling Borough Council.
