Homes England has submitted plans to Nottingham City Council for the demolition of former industrial buildings on land south of Meadow Lane, ahead of a future redevelopment of the riverside site.
The application asks the council to determine whether prior approval is required for the proposed demolition of buildings on the site, which sits off Meadow Lane in Nottingham, close to Lady Bay Bridge and the River Trent.
The submitted application form states that the works would involve the demolition of former industrial buildings on land to the south of Meadow Lane. It says all demolition works would be carried out “to slab only” and would exclude listed buildings on the site.
The wider site has been identified in supporting documents as covering about 2.52 hectares. An outline construction environmental management plan, prepared for Homes England by Pell Frischmann, describes the longer-term proposal as the demolition of industrial warehouses and redevelopment with townhouses and apartments of up to 500 homes.
The current application does not seek full planning permission for those homes. The application form says a future planning application will be submitted to facilitate redevelopment of the site.
The land currently includes a former industrial estate with a concrete yard surrounded by buildings, a former self-storage area, an active garage, former offices of a tile wholesaler and a standalone building used by Nottingham Office Equipment. The southern part of the site is described as having previously been used for match day and event parking, with vacant hardstanding and buildings along the southern boundary.
According to the application, all structures on the site are proposed for demolition except the listed buildings, River Trent flood defences along the south-eastern edge of the site and access infrastructure associated with moorings on the River Trent. Hardstanding and foundations linked to the industrial estate would remain in place and be removed as part of a later redevelopment phase.
The application says demolition is required to facilitate redevelopment of the site. The proposed works are expected to start on 2 November 2026 and be completed by 1 April 2027, subject to the planning process and any requirements imposed by the council.
The plan also identifies several local considerations for the construction phase. Meadow Lane is immediately north-west of the site, Lady Bay Bridge is to the north-east, and the A60 and A612 are nearby. Meadow Lane Stadium is about 25 metres west of the site, residential properties are adjacent and up to 70 metres to the south, and the City Ground is about 130 metres south-east.
Heritage issues are also noted in the documents. The former Nottingham Cooperative Society Stables, a Grade II listed building, is within the northern part of the site boundary. The Cattle Market Gate Piers, also Grade II listed, are located nearby. The demolition application says listed buildings are excluded from the works.
A principal contractor has not yet been confirmed. The outline environmental plan says a final construction environmental management plan would be prepared before works proceed, setting out detailed responsibilities, environmental controls, emergency procedures, complaints handling and monitoring arrangements.
Nottingham City Council will consider the prior approval application under permitted development rules for demolition. The decision at this stage will relate to whether prior approval is required and, if so, the details of demolition and site restoration. Any future housing scheme would require a separate planning application before redevelopment could go ahead.
