Plans for 207 home regeneration development to be considered

A major regeneration development of 207 new homes in Newark will be considered by the council after years of delays.

The Yorke Drive estate scheme will see the demolition of old properties to make way for new homes.

It also includes a new sports pavilion and upgrades to a sports pitch on the Lincoln Road Playing Field site along Lincoln Road, north east of the town centre.

The original application was first submitted in December 2018 and approved by Newark and Sherwood District Council in November 2019.

However, the project faced years of delays due to several problems including changes in policy, parking spaces and layout designs.

Revised plans were submitted on October 2024 to make the scheme compliant with road requirements, Sport England requests and other planning points.

Nottinghamshire County Council, which runs the road network, raised concerns over the number of car parking spaces and street access for emergency vehicles.

Sport England also objected to the layout over how close it was to residential properties, saying it did not meet “minimum size requirements”.

To address the concerns, a significant re-design of the proposals was submitted to reduce the number of homes being delivered, from a maximum of 320 to 207 now.

The new plans, which are being drawn up by the council alongside developer Lovell Partnership, also see a change to the size and location of playing pitches and include more open space and landscaping across the site.

The open plan designs also intends to remove alleyways and street corners – potentially weeding out crime and ensuring residents feel safe, Cllr Lee Brazier (Lab), Portfolio Holder for Housing at Newark and Sherwood District Council said.

The site is an existing housing estate with 355 homes and a sports pavilion located next to playing fields.

The development will see a total of 130 homes,  demolished together along with the existing sports pavilion, and a row of garages.

A total of 207 new homes will be built, including 18 one-bed apartments, 54 two-bed houses, 117 three-bed houses and 18 four-bed houses.

Out of the 207 homes, 74 of them will be affordable housing, while the other 133 will be private housing.

Residents who wish to remain on the estate and within the first phase of demolition would be given priority to be rehoused.

The proposal will provide 878 resident car parking spaces, 28 visitor parking spots and a further 68 spaces for the sports pavilion.

Cllr Lee Brazier (Lab) said: “I think this is the right time to get planning approval for this project, and to have shovels in the ground to get started.

“I want to ensure that the drive is fit for purpose moving forward and that residents feel proud to live in Yorke Drive and are happy with the way things are.

“It’s been important for us to have residents on site in this process, and to listen to their comments as its their homes we are redeveloping at the end of the day.

“I hope it gets planning permission and that residents will see progress after such a long time.”

The new revised plans will go before Newark & Sherwood Council’s planning committee on Thursday, February 13.
