Plans to build 47 homes in a Nottinghamshire village could be passed despite objections from residents and the parish council.
Applicant Harry White wants to build the homes with parking on land north of Rempstone Road.
In January 2020, 235 homes were approved on the site work started on that development.
The site is therefore currently already a residential development, and another 51 homes were approved last year.
The new application seeks full planning permission from Rushcliffe Borough Council for an additional 47 homes.
East Leake Parish Council object to the proposal, stating that the overall site was 30.6 per cent for two-bedroom properties, now reduced to 24.8 per cent which is below the 30 per cent threshold.
Four residents have objected to the proposal saying it is is on “a green space of land” and would be in an area that floods considerably during rainy months.
They added: “There are limited facilities within East Leake for 47 additional dwellings; schools and doctors are oversubscribed, and the dentists has a two-year waiting list.”
Planning officers, however, feel the application is acceptable and are recommending approval.
They said: “The proposal is considered, on balance to be an efficient use of the allocated site.
“The proposed development is considered to be of a scale and density that is appropriate to its context and that any impacts of the development are capable of being mitigated through a combination of planning conditions, Section 106 contributions or CIL payments to the satisfaction of both technical consultees and officers. As such the application is recommended for conditional approval.”
Councillors will decide the fate of the application when they meet on Thursday, 14 April.
