Clowes Developments, Barratt Redrow and Wilson Enterprises have today launched a public consultation on proposals for a new neighbourhood in Castle Donington.
The joint venture partnership’s proposals for the site on Park Lane will deliver up to 1,200 new homes, including 30% as affordable homes, a new primary school, a care home and a local centre offering a range of amenities and community spaces. These facilities will benefit both existing and future residents of Castle Donington.
The site is a proposed allocation in the emerging North West Leicestershire District Council (NWLDC) Local Plan and is situated immediately west of the recently built Castle Donington Relief Road, which provides excellent connections to the A50 and M1 and places the new neighbourhood at the heart of the nation’s Strategic Road Network.

Earlier this month, the joint venture submitted an Environmental Impact Assessment (EIA) Scoping Request to NWLDC. The Scoping Request is the first step of the EIA process and has been submitted in advance of the planning application which will be prepared and submitted later this year.
The EIA Scoping process is designed to agree which key environmental topics, including landscape and visual impact, heritage, air quality, noise and vibration, should be assessed within the Environmental Statement, which will also be submitted as part of the planning application, to ensure that the proposals are developed sustainably.
A planning application is now being prepared. Ahead of submitting the application, the project team will engage with the local community and carry out public consultation.
In this first phase of public consultation, the project team is seeking community input to help identify the types of amenities and services that could be delivered by the development and where residents would suggest they are located within the site. This feedback will help shape the emerging masterplan to reflect local needs and priorities.
Residents, community groups and local businesses are invited to share their ideas and feedback via a survey on the project website www.parklanecastledonington.co.uk which will be available until the end of the consultation period on Thursday 5th March 2026.
Following this initial round of consultation, all responses will be reviewed, and a further round of consultation will take place later this year ahead of the submission of the outline planning application to NWLDC.
