Clowes Developments has acquired additional land at Castlewood Business Park in Sutton-in-Ashfield for a new industrial and logistics facility.
The site is next to the A38, close to Junction 28 of the M1, and already has planning permission for a 111,739 sq ft building. It will be available on either a freehold or leasehold basis.
Plans include 106,929 sq ft of warehouse space and 3,896 sq ft of offices on both the first and second floors.
The building will have ten dock-loading doors, four level-access loading doors, a two-storey office area and a glazed reception. Rooflights will provide natural daylight inside the warehouse.
The development is targeting net-zero operation, a BREEAM ‘Excellent’ rating and an EPC A energy rating. It will also have access to a power supply of up to 1.5MVA for manufacturing and distribution operations.
Castlewood Business Park currently has around 1.6 million sq ft of industrial and commercial space. Businesses based there include Co-op, Cencora, Parker Knoll, ConSpare and ProSpare.
Facilities at the park include a petrol station, convenience store, Greggs and Costa. The East Midlands Designer Outlet is also nearby.
The proposed building will be aimed at businesses operating in the logistics, storage, distribution and manufacturing sectors.
