Plans to regenerate Hanson House and the adjoining Big City Tyres site in Nottingham city centre have been unveiled, setting out proposals to bring the derelict side back into use as high-quality purpose-built student accommodation.
Brought forward by developers Peveril Securities and Sladen Estates, the scheme has been designed to respond sensitively to its prominent location close to the Broad Marsh regeneration area.
The existing buildings are in very poor structural condition, with independent assessments confirming that retention is not viable.

The proposals would deliver around 329 new student bedrooms, predominantly self-contained studios, providing much-needed, well-managed accommodation in the city. Residents will also benefit from a wide range of shared amenities, including study and quiet rooms, social lounges, exercise space, cinema rooms and an enclosed roof terrace offering views across Nottingham and access to outdoor space. The design approach has been developed to respect the site’s heritage context and surrounding townscape.
Active ground-floor frontages and enhanced public realm connections will help strengthen links with the surrounding area, contributing to Nottingham’s ambition for a vibrant and accessible city centre.

A public consultation will take place on Wednesday 22nd October, from 4.00 pm to 7.00 pm at Nottingham Central Library, 1 Carrington St., Nottingham NG1 7FH, where residents, businesses and stakeholders are invited to view the proposals, ask questions and provide feedback ahead of the submission of a planning application to Nottingham City Council.
