Developer MyPad is seeking outline planning permission for the scheme on 2.5 hectares of land off Platt Lane, on the north-eastern side of Keyworth.
The site, comprising fields at Shelton Farm and Hill Top Farm, is next to the recently completed Miller Homes development near the British Geological Survey offices on Nicker Hill.
As the application is in outline form, detailed designs have not yet been submitted. However, early proposals indicate the development would comprise two one-bedroom maisonettes, 36 two-bedroom houses and 55 three-bedroom houses.
All 93 properties are proposed as affordable housing, which can include homes for social or affordable rent and properties offered through schemes such as shared ownership.
The application states that more than 500 households are currently on Rushcliffe Borough Council’s housing register.
The land was previously allocated by Rushcliffe Borough Council for employment development.
A report from a property consultancy submitted with the application argues that demand for commercial space is limited. It cites low potential rents, demand for short-term leases, high development costs and competition from other employment sites.
Rushcliffe Borough Council is expected to decide the application in the coming months.
