The major housing plans across Nottinghamshire and progress so far

Here are the biggest developments across Nottingham and the seven districts and boroughs of Nottinghamshire.

Nottingham

In the city of Nottingham, the Island Quarter, just south of the city centre, has outline permission from the city council for thousands of homes, as part of the redevelopment of the huge former Boots site.

The land was bought by developers Conygar in 2016, and certain parts of it have been redeveloped, such as the Binks Yard and Cleaver & Wake buildings and the student accommodation block, Winfield Court.

But homes have not yet been built, and the project currently appears dormant, with no further details having been released on the plan for properties.

Rushcliffe

Rushcliffe boasts the largest housing development proposed in the county at the moment – a 4,000-home development nestled on land east of Gamston and south of Tollerton.

The plans have proven extremely controversial already, but no decisions have been made yet on any applications.

Rushcliffe is also the location of the 3,000-home Fairham development. Some homes have been built there already, but planning applications for larger phases are still being considered.

Broxtowe

The Chetwynd Barracks army base is currently in the process of being decommissioned and is subject to proposals for 1,300 homes to be built in its place.

That development would be part of a huge masterplan to put more than 4,000 homes across Toton, Chilwell and the barracks – with separate applications currently in for 880 homes on the east side of Bardill’s Island and 420 homes on the west.

Mansfield

Mansfield shares its biggest prospective housing development with Ashfield – the 1,700-home Lindhurst development.

Extending south of Berry Hill, the development is being built in stages, and some phases – such as a 235-home plot near the Nottingham Trent University campus – are still subject to a decision from Nottinghamshire County Council on whether or not they can go ahead.

Elsewhere, more detailed plans for an 850-home development on the border of Derbyshire, south east of Pleasley, are currently being considered by Mansfield District Council, having first been given outline permission in 2023.

Ashfield

As well as the aforementioned Lindhurst development, Ashfield is the site of planning applications for around 800 homes on the south east of the town, near Kings Mill reservoir.

On the north side, near Skegby, two separate applications were approved by the district council in 2025, for 250 homes off Hamilton Road and 230 off Beck Lane.

Gedling

Gedling Borough Council has been considering proposals for a large 750-home development at Top Wighay Farm, north of Hucknall and near the village of Linby, since 2020.

Plans have been in the works since then, with some phases already approved and another block of 150 homes approved in June.

Bassetlaw

A plan for a huge 1,250-home development was given planning permission by Bassetlaw District Council in April, despite nearly 200 objections from neighbours.

The development, south of Retford Golf Club in the Ordsall area of Retford, was originally applied for in 2022.

Newark & Sherwood

On the south-west side of Newark, a huge new community called Middlebeck, with 3,150, is being built.

In the same general area, south of Balderton, Saint-Gobain is preparing a planning application for another 520 homes, which will extend the town even further.
