4,000 homes planned near Leicestershire village

Plans for thousands of new homes on a former medieval site in a Leicestershire village have emerged.

Urban&Civic and Homes England wants to build the properties on farmland south of Gartree Road in Great Stretton, with the development coming to light after the applicant asked Harborough District Council (HDC) whether it needed to carry out an Environmental Impact Assessment (EIA) on the scheme before submitting a planning application.

An EIA evaluates the potential environmental impacts of a development and is submitted before a wider planning application is filed with officials.

If the EIA is approved, Urban&Civic and Homes England intend to propose 4,000 homes for the land.

Alongside this, they intend to put forward plans to HDC and Oadby and Wigston Borough Council for two primary schools, one secondary school and sixth form, local centres, up to five hectares of employment land, mobility hubs, and allotments on the 377 hectares of land.

Specialist accommodation for older people is also included in the plans. Access would be via London Road, Chestnut Drive and Gartree Road, with an internal spine road connecting London Road with Gartree Road.

Describing the site as an “irregularly shaped area” south of Gartree Road and north of London Road, documents note the land is associated with two operational farms – Oadby Lodge Farm in the north‑central area and Stretton Hall Farm in the south.

Plans include demolition of buildings at both of these locations.

Leicester Airport and the Stretton Circuit go-karting facility are north of the site. The village of Great Glen lies to the east of the site. Several heritage assets can be found in the area including the Grade II listed Church of St Giles, and the Grade II listed Stretton Hall.

If plans were to go ahead, the development is expected to be completed and occupied by 2045.

Consultation on the plans is expected to be completed by Friday, March 6.
