Barwood Land says it expects to submit a planning application by the end of 2026 for a Mapperley housing scheme, working with neighbouring landowner Cameron Homes on proposals for more than 600 homes.
The company is promoting a 24.4-hectare site and says further technical work is under way to demonstrate how the two land parcels could be developed together.
Gedling Borough Council’s emerging Local Development Plan identifies Mapperley Plains East as a proposed allocation for approximately 650 homes across around 30 hectares.
The draft policy calls for 25% of homes to be affordable, including affordable rent and shared ownership. It also proposes at least two vehicle access points from Mapperley Plains, contributions towards bus services, additional school places and primary healthcare.
Other requirements include a green corridor through the centre of the site, 10% open space, sustainable drainage and the retention of public rights of way. These include routes connecting Spring Lane with Catfoot Lane and the Bonney Doles, although diversions could be considered where necessary.
The council requires that the final number of homes and their layout would be assessed through the planning application process.
The allocation remains a proposal in the emerging plan and does not itself grant planning permission.
Consultation on the draft plan closed on 3 August 2026. The council expects to submit it to the Government for independent examination by the end of December, with adoption anticipated in spring 2028. Once adopted, it will replace Gedling’s existing Local Planning Document and Aligned Core Strategy.
