Eight-storey 500-bed student block plans press forward as offices demolished

The planned demolition of a city office development to make way for a new eight-storey student tower block is almost complete.

Excavators with demolition equipment are in the process of tearing down office buildings, which were built in 1985, at King Edward Court, on King Edward Street.

The blocks have almost been demolished.

Demolition and redevelopment of the site, opposite Pryzm nightclub, are being delivered in two phases by Fusion Nottingham Devco Limited.

The first phase will deliver 552 student apartments across an eight-storey block, while the second phase would provide 89 residential apartments.

Plans, which were approved in September last year, also state the residential apartments would be complemented by the office and retail space on the ground floor.

The building itself was amended from nine storeys to eight, with concerns raised at the time by the Nottingham Civic Society and St Ann’s Cllr Dave Liversidge (Lab).

Cllr Liversidge said at the time he objects to “yet another high-rise block in an area that is becoming dense with them”.

He added: “This one will allow residents to overlook other people, particularly in the Litmus Building, both flats and its swimming pool.”

In 2015 the Government lifted a cap which allowed universities to increase the number of students admitted each year.

Since 2016, across the University of Nottingham and Nottingham Trent University, there has been a 30 per cent increase in students who have required accommodation between 2016  and 2022.

Nottingham City Council says there is still a city shortfall in student accommodation by around 5,000 beds, despite there being 10,000 beds in the development pipeline.
