Ruddington pub set for auction with planning permission for expansion and apartments

Prominent village landmark dating back to the 1860s to be offered at auction on 24 March through national property auctioneers Allsop, with planning consent for expanded hospitality space and nine apartments.

A  public house in the heart of Ruddington is set to go under the hammer later this month, presenting a rare opportunity to acquire one of the village’s most prominent and historic buildings.

The Frame Breakers, previously known as the Bricklayers Arms, will be offered for sale at auction on 24 March 2026 through leading national property auctioneers Allsop.

The building has a strong heritage within Nottinghamshire, with its origins dating back to the 1860s, when it served as a traditional public house supporting the local working community. Over the decades, the property has remained a focal point within the village and continues to play an important role in Ruddington’s social life.

Today, the pub continues to operate as a successful and traditional hospitality venue. The current tenant, J & M Pub Company, runs a well-established and community-focused business offering traditional ales, good food, and a welcoming atmosphere.

The sale of the freehold will not affect the day-to-day trading of the pub. The venue will continue to operate as normal, maintaining its important role within the Ruddington community. The popularity of the pub was recently reinforced when it received recognition in the Rushcliffe Pub Awards, reflecting its strong standing within the local hospitality sector.

Planning permission has been granted to enhance the building and significantly expand its facilities. The approved scheme would allow the trading space of the pub to more than double in size, creating additional seating areas and improved hospitality facilities that would strengthen the pub’s long-term sustainability.

In addition, planning consent has also been secured for nine residential apartments, creating a mixed-use scheme that could further enhance the vibrancy of the village centre while delivering high-quality homes in a highly desirable location.
